EPDM, TPO, and commercial-grade flat roofing systems for strip centers, standalone commercial buildings, HOAs, and multi-family properties. Multi-building capability. Reports built for reserve studies and capital planning.
Commercial roofing isn’t a homeowner transaction. The people making these decisions are operating on different timelines, different budgets, and different accountability structures.
We’ve documented this work at scale. Our current HOA practice includes multi-building portfolios with per-building documentation, photo records filed by address and unit, and reporting suitable for reserve study input.
Three primary flat roofing systems, plus standing-seam metal for commercial applications where pitch allows.
A proven synthetic rubber roofing system that’s been used on commercial buildings for over 40 years. Excellent UV resistance, long service life (typically 20 to 30 years), and well-suited to Minnesota’s temperature swings. Available in black (standard) or white (for improved reflectivity and cooling). Best for: commercial buildings with simple rooflines, budget-conscious projects, long-term owners prioritizing proven durability.
A single-ply thermoplastic roofing membrane that’s become the dominant commercial flat roofing system over the past two decades. Heat-welded seams create a continuous watertight surface. Naturally reflective (white is standard), which can reduce cooling costs on commercial buildings. Best for: commercial buildings where energy efficiency matters, buildings with complex penetrations, LEED-oriented projects.
Traditional multi-ply asphalt-based roofing, often used on flat and low-slope residential sections as well as commercial applications. Robust, long-proven, and performs well under foot traffic (useful on rooftop HVAC or access-heavy buildings). Best for: buildings with mechanical equipment requiring regular service access, retrofit projects, applications where torch-down or cold-applied installation is preferred.
For commercial buildings with pitched sections, standing seam and exposed-fastener metal systems offer 40 to 70-year lifespans with minimal maintenance. Often used on industrial buildings, warehouses, and mixed commercial/agricultural applications.
Multi-building roofing projects are their own discipline. Coordinating work across 5, 15, or 20 buildings requires a different approach than a single-building reroof.
We have a confirmed reference project at Harbors at Cobblestone Lake South Shore (20 buildings, south metro). Additional references available on request.
Commercial projects follow a longer cycle than residential. Here’s what to expect:
We meet on-site with the building owner, property manager, or GC to walk the roof, assess condition, and understand project scope and timing constraints.
You receive a detailed proposal including system options, timelines, pricing, and warranty structure. For multi-building projects, pricing is broken down by building so you can see unit-level economics.
We work with you on timing that minimizes disruption to operations or residents. For HOAs, this includes coordinating with your representative on notice distribution and access scheduling.
Our crews install to manufacturer spec, document progress with photos, and coordinate daily site management with your point of contact.
Final walkthrough, warranty certificates issued, and complete project documentation delivered in a format suitable for your records and reserve study input.
