HOA and Multi-Family

Roofing for HOAs, Condos, and Multi-Family Properties

Multi-building roofing and exterior work coordinated with board members, property managers, and residents. Per-building documentation. Reports built for reserve studies and long-term capital planning.

Why Foremost
Why HOAs and Multi-Family Properties Work With Foremost

Roofing a single home and roofing 20 buildings are different projects. Different scopes, different stakeholders, different reporting requirements, different coordination demands. Most roofing contractors are built around single-family work and struggle when the scope expands. We’re built for both.

Multi-building capability, documented.

Our current active HOA practice includes portfolios up to 20 buildings with per-building photo records, scoping, and warranty documentation. This isn’t an aspirational capability. It’s what we’re doing right now.

Board and property manager coordination.

We work with your representative on scheduling, resident notices, access logistics, and board-facing reporting. Board-approved contractors who understand board workflow don’t make your role harder.

Reserve-study-ready reporting.

Every project delivers documentation in a format your reserve study consultant can use directly. Photos filed by building and unit, condition assessments, and capital planning notes for future cycles.

Warranty structures that fit your governance.

Workmanship warranties can be issued at the project level (covering all buildings under one certificate) or per-building, depending on what fits your association’s record-keeping and disclosure requirements.

Our Process
How Multi-Building Projects Actually Work

Multi-building roofing follows a longer, more structured cycle than single-family work. Here’s what to expect.

01
Initial Walkthrough and Portfolio Assessment

We meet on-site with the board representative or property manager to walk the property, assess overall condition, and understand your planning horizon. For larger portfolios, this may be a multi-visit assessment.

02
Written Proposal With Per-Building Breakdown

You receive a detailed proposal that shows pricing and scope by building, not just a lump sum. Boards need to see unit-level economics to make informed decisions and communicate with homeowners.

03
Board Review and Approval

We understand board cycles. Proposals are formatted for board meeting presentation, and we’re available to attend a board meeting to answer questions when useful.

04
Coordination and Notice Distribution

Once approved, we work with your representative on scheduling and distribute resident notices per your association’s standard format. Access logistics are coordinated building-by-building.

05
Professional Installation and Project Documentation

Installation proceeds building-by-building per the approved schedule. Each building is documented in real time with photos filed by address and unit. Final walkthrough occurs with the board representative or property manager, and complete project documentation is delivered for board records.
